Step 1: Understand Why You're Selling

To get started, I recommend we schedule a Personal Consultation whether it be in person or a zoom meeting for those who are not local. I'll visit your home, do an assessment of your property, answer your questions, and give you my professional opinion as to how much your home may sell for and how long that may take.

If you plan to purchase another home in the area, we can talk about that too. In fact, there are significant advantages to having me help you with both transactions.

This consultation gives us both the opportunity to get to know one another and to see if there's a good fit. You'll learn how I work, how I market and sell homes, and how I attend to my clients' needs.

After this consultation, although most people are eager to get started with me as their agent, there's no obligation. This is a get acquainted meeting only. Once we have established a working relationship, I'm prepared to put together a personalized listing action plan tailored specifically to your needs.

For those clients who are overseas, no longer living locally or just too busy, I and the team will take care of everything to include getting your property ready, working with contractors, staging to online contract negotiations and electronic signing.

Whatever it is, our team will work with you and provide you multiple options to accomplish YOUR goals.

Step 2: Determine Selling Price

Knowing how to price your home is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Overpricing your home could lead to reduced interest, and underpricing leads to receiving less than what your home is worth. Working with a real estate agent is the best way to determine the right selling price for your home. An agent with experience can determine what other comparable homes are selling for, evaluate the current market, and may even suggest a home appraisal.

We can have a more in depth conversation on how to increase the sale price based on additional
preparation. We have gathered a strong supporting cast of handymen, contractors, painters, electricians, and lawn care specialists who provide excellent workmanship to help position our sellers to garner the highest possible offers.

Step 3: Start Preparations

If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition.

Most important, your house needs to be a showstopper online. To make that happen we stage and utilize professional photographers that know how to create photos appealing enough to get buyers off the website and walking through the front door.

Step 4: I will Develop a personal Marketing Strategy

I will develop a marketing strategy that is perfect for advertising your home. This involves listing the home and then driving the right people to that listing through social media campaigns, agent-to-agent referrals, traditional media, or SEO advertising. My team creates a marketing campaign that aims to get the most possible traffic to your listing in the first two weeks after becoming a client.

Step 5: Evaluate Offers

Please see my Design Services for the Before & After pictures of my listings. They demonstrate the impact of staging and how it can transform a space, making it more attractive to potential buyers. It's important to remember that staging is not about creating a specific style or aesthetic, but rather about showcasing the property's best features and creating a welcoming environment that appeals to a broad audience.

The way you live is not the way you sell, and it helps buyers envision themselves in the home, and not as though they are vising "your home." We want to give the feel of an upscale hotel, where there's enough furniture to highlight the rooms and features but it's not personalized and appeals to a large audience,

Finally, if you are considering selling the house empty, furniture makes rooms look larger and they photograph better. Just ask my investor clients. They are amazed at the transformation and the amount of traffic it generates. Furniture can make rooms look larger is an important point to consider. Empty spaces can often feel cold and uninviting, while strategically placed furniture can help buyers envision the potential of each room and create a sense of warmth and coziness. This is a benefit of have an interior designer for an agent!

Step 6: Accept an Offer

Having an experienced real estate agent is essential in navigating the complexities of a real estate transaction. As a former financial advisor and loan officer, I like to strategize and use A Comparative Real Estate Agent Analysis (CMA). This is a useful tool in understanding the other agent's negotiating style and their clients' behavior in previous transactions. I also do the following:

  • Calling back potential buyers to see if there are backup or better offers can be a valuable practice in ensuring that the seller receives the best possible outcome in a transaction.
  • Pre-negotiation can also be a useful tactic in securing better terms and conditions for the seller. However, it's important to consider the overall impact of any concessions made during negotiations and to ensure that they align with the seller's goals and objectives.
  • Risk/Reward analysis can be a valuable tool in anticipating potential outcomes and preparing for contingencies
  • We create an Offer Comparison spreadsheet which is part of your personalized lising Action Plan. We put the most relevant information from each contact so you can compare apples to apples.

Now you are Ratified (Under Contract). Now What? Let's get ready to close.

You are correct that the process of selling a property does not end once a contract is ratified. There are many steps and potential hurdles that must be navigated to successfully close the transaction.

Monitoring the home inspection and assisting the appraiser are critical steps in ensuring that there are no surprises or issue that could derail the sale. It's important to stay on top of any necessary repairs or adjustments and to communicate effectively with all parties involved to keep the transaction moving forward smoothly.

Anticipating potential outcomes and proactively addressing any issues that arise can help minimize the risk of cancellation and increase the likelihood of a successful closing. This may include working with the buyer to address any concerns or objections they may have, as well as closely with lenders, attorneys, and other professionals involved in the transaction to ensure that all necessary documentation and requirements are met.

Overall, successfully closing a real estate transaction requires a combination of experience, expertise, and effective communication and collaboration between all parties involved. By staying engaged and proactive throughout the process, you can help ensure a smooth and successful transaction for all involved.

Step 7: Close

You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. We will meet with the company closing the transaction to sign the final paperwork and go over any issues that have not yet been taken care of. During this time, you can also make plans with your Real Estate Agent to handle final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home.

Congratulations!

We have reached the finish line, but our relationship does end. I want to continue to open doors and connect dreams.
